The challenge
A competing quote was €900 cheaper and proposed capping over the existing timber. Taking a section of fascia off at survey stage showed why that would have been a false economy: two rafter ends had rotted where the gutter had been overflowing for years.
What we did
The affected rafter ends were cut back to sound timber and spliced with treated sections. New fascia, vented soffit and seamless aluminium gutters were fitted to correct falls, with the eaves ventilation path restored using baffles.
Result
The roof space is measurably drier and the condensation the owners had been blaming on the covering has not returned. Aluminium was specified over uPVC because the property is under 3 km from open water.
