Most leaks are not where the stain is. Water tracks along battens and rafters before it shows inside, so the first job is finding the actual entry point rather than patching the nearest suspicious tile. We survey from the roof and from inside the roof space where access allows, then repair what is failing rather than what is nearest.

What usually causes it
- Failed or missing lead flashing at a chimney, valley or abutment
- Nail sickness — fixings corroded so slates slip one by one
- Cracked or displaced ridge and hip bedding
- Blocked gutters backing water up under the eaves course
- Perished underlay at the eaves, common on roofs over forty years old
How we do it

Locate
Survey the covering and, where possible, the roof space. Trace the entry point rather than the stain.

Report
Photographs of the fault and a written explanation of what is causing it.

Repair
Failed components replaced, flashings redressed or renewed, bedding made good.

Check
Water-tested where the fault allows, and gutters cleared before we leave.
